A 95 homes plan for Middlewich goes before councillors tomorrow

A 95-home scheme for land off Centurion Way at Middlewich must be approved by both Cheshire East and Cheshire West & Chester councils before any development can go ahead.

BLOK UK Ltd has applied for permission to build the homes on a parcel of land just off the junction of Centurion Way and Holmes Chapel Road.

The site straddles the Cheshire East/Cheshire West & Chester border, with the indicative plan showing 75 of the homes would fall within Cheshire East (CEC) and the remaining 20 within Cheshire West & Chester's(CWAC) jurisdiction.

Cheshire East is due to decide its part of the application at a meeting of the southern planning committee on Wednesday and its planners have recommended councillors approve it.

But a report to Wednesday's meeting states: "If CEC grant planning permission, there is a requirement for CWAC to agree in relation to the part within its jurisdiction.

"If CWAC refuse planning permission then the applicant does not have planning permission and cannot implement any of the permission, even the section in CEC (if approved)."

Middlewich Town Council has objected to the application citing highway safety concerns, road noise, air quality issues and the impact on school and doctors' places among its concerns.

The town council has also called for the road speed to be reduced.

Local residents sent 53 letters objecting to the initial scheme and 61 letters opposing the revised plans to the council.

Their objections include the development would lead to lead a loss of green spaces, harm to wildlife and would cause road congestion.

In the report to tomorrow's meeting (Wednesday) meeting, Cheshire East's planning officer says: "The current proposal across the sites seeks up to 95 houses with the illustrative plan showing 75 houses within the CEC.

"This proposal aligns with the land use element of the allocation MID2."

It adds: "The benefits of the proposal would be the provision of open market and affordable housing and the limited economic benefits during construction."

The Cheshire East part of the application is recommended for approval subject to a number of conditions.

The southern planning committee meeting takes place at 10am on Wednesday, September 11, at Cheshire East's Westfields HQ at Sandbach.
