Plans have been submitted for 55 affordable homes in the open countryside at Winterley

Plans have been submitted for 55 affordable homes in the open countryside at Winterley.

The proposal is for a site to the west of Crewe Road in the north of the village.

A planning statement from Mosaic Town Planning on behalf of applicant Breck Homes, states although the site is in the open countryside, Cheshire East's shortfall in deliverable housing land must be considered against planning policy and 'there are no adverse impacts which would significantly and demonstrably outweigh the benefits'.

The proposal is for 45 houses, four ground-floor level access maisonettes, four first-floor maisonettes and two bungalows, which will be managed by Weaver Vale Housing Trust.

Six of the properties will have one bedroom, 21 will be two-bed, 22 will be three-bed and six will be four-bed houses.

The planning statement says: "The layout will feature a mix of houses, maisonettes and bungalows which are either semi-detached or arranged in terraces of three to four dwellings.

"The maisonettes will be made up of pairs of first-floor and ground-floor level access units.

"Vehicular access to the site is provided off Crewe Road, created following the demolition of number 481, which remains vacant."

The proposal includes one parking space provided for the maisonettes, two spaces for the two and three-bed properties, and three for the four-bed homes, totalling 108 spaces across the site.

There will also EV charging points.

The planning document states: "The proposed site layout also incorporates public open space including a local equipped area for play to the west and areas to encourage biodiversity improvement, including wildflower areas.

"Bin stores and an extensive distribution of street trees and landscaping will feature throughout the site."

At the time of writing, three people have commented on the application raising concerns including the impact on highways and traffic, the lack of capacity at local schools and at the doctor's surgery.

One has written in support but said there needs to be an improvement in bus service provision.

The application, number 25/1757/FUL, can be viewed on the planning portal on Cheshire East Council's website.

The last date for submitting comments is July 2, 2025.
