Plans have been submitted for 88 homes on land off Crewe Road at Winterley

Plans have been submitted for 88 homes on land off Crewe Road at Winterley.

Seddon Homes wants to build the dwellings, together with access, landscaping, parking, servicing and ancillary infrastructure, on 4.3 hectares of land in the open countryside.

Access to the development is proposed between 421 and 429 Crewe Road.

A design and access statement submitted by Eden Rose Consulting on behalf of the applicant states: "Planning permission was previously granted for a total of 10 residential dwellings at the development site with access off Crewe Road."

It says this plan 'seeks to provide 88 dwellings on the extant site and larger land parcel to the west using the same approved access'.

The proposal is for 88 homes comprising a mix of one and two-bed apartments, two and three-bed semi-detached houses and three, four and five-bed detached properties 'with generous gardens'.

In total, 61 of the homes will be market value and 27 will be affordable.

The scheme will include on-site green space including play and amenity opportunities and green corridors; provision of at least 10 per cent biodiversity net gain on the site; integrated green infrastructure network including site-wide significant additional tree planting alongside retention of existing trees where possible.

Altogether 172 parking spaces are proposed.

The site is currently a mix of agricultural land and grassland that is enclosed and inaccessible to the public.

It is surrounded to the west by arable land with pastoral land to the south.

Residential dwellings border the site from Crewe Road to the east and Newtons Lane to the south west.

The document says: "The site consists of five field parcels, with existing boundary vegetation to the surrounds of the site as well as hedgerows and existing trees dividing the field parcels.

"The site access is located just 100m west of the current Seddon Homes development, Astbury Gardens, off Charles Barnett Way, Winterley."

The application site is located within the open countryside but the planning document points out Cheshire East does not have a five year supply of housing land.

The application, number 25/4533/FUL, can be viewed on the planning portal on Cheshire East Council's website.

The last date for submitting comments is January 5, 2026.
