Landlords are being urged to take a fresh look at the support they have in place as major changes to the private rental sector continue to take effect.

With the Renters' Rights Act bringing new responsibilities and requirements for landlords, Stephenson Browne says now is the time to be proactive rather than make reactive decisions about property investments.

The legislation has created uncertainty for some landlords, with changes around tenancy agreements, evictions, compliance and tenant management adding to the responsibilities involved in running a rental property.

For landlords managing properties themselves, keeping up with every change while also dealing with maintenance, tenants and the day-to-day demands of property management can quickly become overwhelming.

Stephenson Browne believes having the right letting agent behind you can make a significant difference.

The Cheshire-based estate and lettings agency works with landlords across the region, providing professional support designed to take away the pressure of managing a rental property while helping owners remain compliant.

As the market changes, Stephenson Browne says landlords should be asking whether their current letting agent is doing enough.

Are they keeping you informed about legislative changes? Do you feel supported when problems arise? Are you receiving proactive advice, rather than simply being contacted when something goes wrong? And does managing your property genuinely feel stress-free?

A good letting agent should be more than a company that finds a tenant and collects the rent.

Stephenson Browne can support landlords with the wider responsibilities of property management, including tenant communication, maintenance, inspections, rent collection and keeping up with changing requirements.

The aim is to give landlords greater confidence while protecting the long-term value of their investment.

"Landlords are facing a changing market, but that doesn't mean they need to face it alone," says Stephenson Browne.

"The key is making sure you have the right knowledge and support around you, so you can adapt to changes without losing sight of your long-term investment."

Stephenson Browne is encouraging landlords to use the changing market as an opportunity to review their current arrangements and consider whether they are receiving the level of service and advice they need.

Property can remain a strong long-term investment, but having the right professional support in place could make managing it considerably easier.
