More homes on the way for Sandbach? Plans submitted for up to 325 properties in Sandbach Heath

Plans have been submitted for up 325 homes on land in the open countryside at Sandbach Heath.
Bloor Homes wants to build the dwellings, together with a community park, on 19.28 hectares of open countryside/agricultural land between Manor Road and the A533, The Hill.
The application is in outline with all matters reserved, except for access .
Vehicular access into the site will be via a northern and southern access point off the A533.
A new internal road is proposed which will cross over Colley Lane to provide access into the southernmost parcel.
A planning statement submitted by Pegasus, on behalf of the applicant, states: "The proposals will comprise both market and affordable dwellings, providing a range of homes of size and tenure to address the varied needs of Cheshire East.
"The development will be split over three parcels [of land] which are divided by The Hill and Coley Lane."
It adds: "It is expected that the site will deliver a mixture of one, two, three and four-bedroom family dwellings, although the exact mix and tenure of the dwellings will be decided at the reserved matters stage.
"However, the council's adopted policies relating to affordable housing and accessible and adaptable homes provision will be adhered to."
The site is close to the Leonard Cheshire Home.
The planning document states: "The amenity, privacy and outlook of the residents of the Leonard Cheshire, have been taken into consideration through the design evolution of the masterplan.
"In particular, new homes are not proposed to be located in and around the area of the Leonard Cheshire.

"Instead, in this area, a significant area of public open space is proposed which local people and residents of the care home will be able to access."
The applicant says a significant amount of public open space is proposed throughout all three parcels, equating to 8.8 hectares in total.
The planning statement acknowledges the site is located within the designated open countryside and outside the defined settlement boundaries and is therefore contrary to local plan strategy policies.
But it states: "The Cheshire East Local Plan Strategy was adopted in 2017 and this plan is now more than five years old.
"The adopted strategic policies within this plan… are out of date."
It adds: "The site is a deliverable site, which is suitable, available and achievable for residential development.
"From the outline application being approved, new homes could be built and occupied on site within two years and between 140 and 210 dwellings delivered within a five-year window."
The application, number 25/0211/OUT, can be viewed on the planning portal on Cheshire East Council's website.
The last date for submitting comments is February 27, 2025.
