Plans submitted for up to 90 new homes in Holmes Chapel

Plans have been submitted to build up to 90 homes on the former Fisons site in Holmes Chapel.

The 3.41 hectare site, which is off London Road, already has an existing permission for retail use.

Bridgemount Developments, which acquired the land in 2022, has now submitted an outline planning application for a residential development with green infrastructure including play areas, informal amenity use and new ecological habitats.

A planning statement submitted by Asteer Planning on behalf of the applicant states: "Whilst the retail development is deliverable and represents a realistic fall-back position, Bridgemount Developments has been considering its options.

"It is proposing a residential development, which would have benefits to the local area, including reduced traffic impact when compared to the extant retail development, delivery of a mix of affordable and market housing on a brownfield site within the settlement of Holmes Chapel, and the achievement of 10 per cent BNG (biodiversity net gain)."

As the application is only in outline, the design and layout of the proposed scheme will be determined at a later stage.

But the planning statement says the indicative housing mix comprises two-bedroom, three-bedroom, four-bedroom and five-bedroom homes in a variety of types, including townhouses, bungalows, semi-detached and detached units."

It would also include 30 per cent affordable housing.

Jodrell Bank has objected to the application.

The objection states: "We oppose this development as it would impair the efficiency of the telescopes.

"We would ask the planning authority to take this into account in reaching its decision on this development, noting that the cumulative impact of this and other developments is more significant than each development individually."

The application, number 25/1859/OUT, can be viewed on the planning portal on Cheshire East Council's website.

The last date for submitting comments is July 3 and the application is due to be considered by the southern planning committee at a future date.
