Sandbach residents raise concerns over unannounced works near Waitrose roundabout
By Deborah Bowyer 14th Oct 2026
A Sandbach Heath resident has voiced concerns over preliminary work being carried out near the Waitrose roundabout in Sandbach as part of the Anwyl Homes 'Palmer's Cross' development.
Work has begun on a residential development in Sandbach, which will deliver 203 new homes and more than £3.6 million in community investment.
The development, named Palmer's Cross, will deliver 203 new homes being built by Anwyl Homes on a 20‑acre site off Old Mill Road here .
But Sandbach resident Sarah Bradley is concerned about work which has started on the A534/A535 with no consultation with residents living nearby and has contacted he developer Anwyl.
She said: "Anwyl have a permit to remove trees and shrubbery off the A534/A535. They started work two days ago and another permit to carry out bore investigation work afterwards.
"None of the residents in the properties directly impacted on Saxon Way or Palmer Road were notified. The noise is in excess and potentially in excess of permitted noise levels.
"Saxon way is less than five metres away from where the excavator and industrial chippers are working. There were large amounts of flying sharp branches and sticks over the public walkway in front of Saxon Way so much so a resident had to ask them to clean it up.
"There is no acoustic barrier or any safety netting in front of the walkway or homes. The second permit attached I note is for investigative bore hole drilling up to 20m, again this work will be noisy and intrusive for surrounding properties.
"Surely the developer and contractor have a duty to care to protect and notify residents nearby of this work?
Sandbach Heath Councillor, Sam Corcoran said: "Trees are being cut down alongside the A534 between the lights at the bottom of The Hill and the Waitrose roundabout.
"There are two pieces of work planned for this area. Firstly the dualling of that section of the A534. Secondly the access off the Waitrose roundabout for the new Anwyl estate.
"I have been pressing Anwyl to complete the new access as soon as possible so that Hassall Road does not have to be used for deliveries.
"Anwyl require a permit from the Environment Agency before doing work affecting the Arclid Brook.I have also been in contact with the Environment Agency explaining urgency of the need for the permit.
"If Anwyl have obtained that permit then that could enable works on the new access to be expedited. I set out below the plans for the extended roundabout with the access into the Anwyl site."
