Up to 920 more homes and a primary school could be built in Sandbach

Up to 920 homes and a primary school are proposed for land south of Hind Heath Road at Sandbach.

An environmental impact assessment (EIA) scoping report from Tor&Co states Gladman Developments intends to apply for outline planning permission to build up to 920 dwellings, land for a primary school, a local centre, mobility hub and public open space on the 58.69 hectare site.

The site currently comprises a number of fields, farm buildings associated with Yeowood Farm and allotments.

The report submitted to Cheshire East Council states: "The existing allotments are likely to be retained, but may be relocated within the site.

"The main vehicular access point to the site will be provided via a new access roundabout off the B5079 Hind Heath Road to the east, with a secondary access off Elton Road to the north.

"Pedestrian and cycle links will be provided through the site, with additional connections onto Hind Heath Road and Elton Road."

It says the existing trees and hedgerows on site will be retained where practicable and new planting will be provided across the site.

The report continues: "A range of public open space will be provided across the site, including community orchards, woodland and parks, and children's play areas.

"A wide area of public open space will be provided in the south of the site to ensure a buffer is retained between the proposed dwellings and the canal and conservation area.

"Sustainable drainage systems, including attenuation basins, will be used to manage surface water run-off."

The document also says the proposed dwellings will be low carbon in operation.

The site is bordered to the south and south west by the Trent and Mersey Canal and to the south east by residential properties on the edge of Sandbach.

To the north, it is bordered by residential properties on the southern edge of Ettiley Heath, a play area and a church and its cemetery.

To the east is the B5079 Hind Heath Road and Sandbach Cricket Club.

The EIA scoping report can be viewed on the planning portal on Cheshire East Council's website.

The application number is 25/3659/EIA and the last date for comments is October 29.
