Work has begun on a residential development in Sandbach, which will deliver 203 new homes and more than £3.6 million in community investment.

The development, named Palmer's Cross, is being built by Anwyl Homes on a 20‑acre site off Old Mill Road and is already being market here .

Groundworks have started after plans were approved by Cheshire East Council last month.

Once complete, Palmer's Cross will deliver a wide range of one to four‑bedroom homes, designed to meet local housing demand.

Affordable homes make up 20 per cent of the development and will be indistinguishable from the open‑market properties.

Alongside new homes, the scheme will deliver around £3.6 million in financial contributions to support local services and infrastructure.

Section 106 contributions linked to the planning application total more than £2.4 million and will go towards education, healthcare and outdoor sports provision in Sandbach.

This includes funding towards expansion works at Ashfields Primary Care Centre, local schools and community facilities, as well as on‑site open space and long‑term biodiversity management.

Improvements to the local road network will also be delivered, including a new arm to the roundabout connecting Old Mill Road (A533) and the A534, near Waitrose, aimed at improving traffic flow on one of the town's busiest routes.

Anwyl Homes will also pay a Community Infrastructure Levy of more than £1.2 million to Cheshire East Council.

The development takes its name from Anthony Palmer, a Sandbach man who was awarded the Victoria Cross, the highest honour for bravery awarded to British armed forces, for his actions in the Crimean War in 1854.

Homes at Palmer's Cross will be traditionally styled to complement Sandbach's character, in a range of detached, semi-detached and mews designs, while incorporating energy‑efficiency and a high interior specification.

The homes are expected to be released for sale "off-plan" from August, with show homes expected to open in early 2027, followed closely by the first residents moving in.

Anwyl Homes is well established in Sandbach, having previously built 151 homes at Abbeyfields, off Middlewich Road, which completed in 2021.
