Grade II listed Oakley House in Sandbach sees price cut amidst nearby planning dispute

A prestigious Grade II listed house mentioned in a planning application for the Sandbach Heath development has had its selling price reduced.

Oakley House, dating back to the early 19th century and opposite the Leonard Cheshire Home on The Hill, is a prominent feature driving into Sandbach from Sandbach Heath.

Councillors voted in November to refuse a proposal by Bloor Homes to build 325 homes nearby on the grounds it would "result in harm to the setting of the Leonard Cheshire Home (The Hill), Oakley House and Oakley Coach House which are designated heritage assets".

The developer, Bloor Homes, appealed and the decision from the hearing, which took place in April, has not yet been published.

In the meantime, the sale price for Oakley House, on the market with Whittaker & Biggs here, has been reduced by £50,000 to £850,000.

The property listing states: "Standing proudly behind a sweeping frontage and nestled amidst mature gardens, Oakley House represents a rare opportunity to acquire a Grade II Listed period residence, occupying an enviable position on The Hill in Sandbach.

"Rich in character and history, this imposing detached property offers extensive accommodation with significant development potential, all set within grounds of just over one acre, backing onto open fields.

"Originally constructed in the early 19th century, the house retains a wealth of original features and architectural charm, including sash windows, high ceilings, moulded architraves and traditional fireplaces.

"There are an assortment of outbuildings including a former coach house and grounds totalling 1.1 acres, offering future development potential (subject to approval).

"The grounds include lapsed planning permission for a detached bungalow planning -application number 29607/1 former building plot offers an opportunity to resurrect previous planning permission, potentially yielding a secondary dwelling for extended family, ancillary accommodation, or resale."
