Plans have been submitted for up 100 homes on the site of the former Albion Chemical Works in Moston.
Outline permission has already been granted for the residential development as part of a previous approved in 2023 for a scheme which includes commercial use and public open space and infrastructure.
A new vehicular access from Booth Lane has already been constructed to serve a care home on the site completed in 2020 under a separate planning permission.
This reserved matters application deals with layout, scale, appearance and landscaping for the 100-home scheme.
A planning statement submitted by Walsingham Planning on behalf of applicants Bluefield Ltd and Forshaw Group, states: "The scheme comprises 88 houses together with three apartments buildings, each containing four flats, providing a total of 12 flats…
"All the properties will benefit from off-street parking, with driveways positioned either to the side or to the front of dwellings."
In total, the development will provide 186 parking spaces.
Each house will have an EV charging point and the apartment buildings will be served by dedicated charging pillars.
The scheme includes two and three-storey buildings.
New trees will be planted throughout the site and each house will have a private garden.
Each apartment will also have its own independent garden private space.
The planning document says: "The proposal also incorporates public open space, which will be equipped with a neighbourhood equipped area for play designed to provide a high-quality play environment suitable for older children as well as younger children when accompanied by an adult."
The NEAP will be in the north-western part of the site.
The planning document states: "The development is expected to appeal particularly to young professionals and families employed in nearby urban centres such as Crewe, Stoke, and Manchester, as well as those working in surrounding towns including Sandbach, Middlewich, Congleton, and Holmes Chapel.
"The site's strategic location, combined with its proximity to key transport corridors, positions it well to support sustainable commuting patterns and contribute to local housing supply in a manner consistent with the spatial strategy."
The application, number 26/1919/RES, can be viewed on the planning portal on Cheshire East Council's website.
The last date for submitting comments is July 29.
