Plans submitted for 84-home development in Sandbach

Plans have been submitted for 84 homes on land south of Old Mill Road in Sandbach.

The site, which has a long planning history, has an extant outline permission for up to 200 dwellings.

A reserved matters application for 160 homes, parking and public open space, relating to that outline permission, was submitted in 2021 and refused by Cheshire East Council.

That has now gone to appeal.

There is also an existing full permission, which was granted at appeal in October 2020, for a care home, 85 dwellings and the creation of associated access roads, public open space and landscaping on the southern parcel of the site.

This latest application is for 84 dwellings, together with access, appearance, layout and scale, on the northern parcel of the site, to 'tie into the approved southern parcel'.

The proposal is for a mix of residential properties including apartments, bungalows and houses. Of these, 25 will be affordable.

There will be seven one-bedroom properties, 26 two-bed homes, 38 three-bed, 11 four-bed and two five-bed houses.

A planning statement from the applicant, Muller Property Group, says the development will provide numerous economic benefits.

"Firstly, the development would create investment in the locality and increase spending in the local shops, cafés, restaurants and public houses.

"Secondly, it would create significant jobs and investment during the construction phase," states the document.

With respect to social benefits, it says: "The development will provide a mix of housing, including a mixture of affordable housing tenures, which will contribute to a well-balanced community."

It adds environmental benefits will include private amenity space, a larger area of on-site public open space and the homes will be energy efficient.

A transport statement submitted by SCP on behalf of the applicant, says: "The proposed access arrangement, including the improvement scheme at the roundabout and the northern section of the internal spine road, are consistent with the arrangements approved as of the full planning permission on the southern parcel of the site."

The application, number 23/4600C, can be viewed on the planning portal on Cheshire East Council's website.

The last date for submitting comments is January 25, 2024.

According to the council's website, the application is due to be considered by the strategic planning board on March 27, although this date could change.
