Up to 10 affordable homes could be built on land near Sandbach

Up to 10 affordable homes could be built on land off Plant Lane at Moston near Sandbach.

Mark Linge is seeking permission in principle to build the dwellings on a vacant site described as 'cleared land with no agricultural value and separated from any agrarian holdings'.

A planning statement submitted by Lambert Smith Hampton on behalf of the applicant, says the 0.35 hectare site is 'far too small to be used in any viable way for agriculture or horticulture'.

It says the site can successfully offer a mix of dwelling sizes and styles and the proposal would deliver a mix of two, three and four-bedroom properties.

And it adds development of the site would comprise the 'logical completion' of the development that runs along the northern frontage of Plant Lane.

The application is for 'permission in principle' – a two-stage mechanism for obtaining planning approval for housing development.

The first stage, being applied for now, is to establish whether the site is suitable in principle.

If PIP is granted, the site must receive a grant of technical details consent before development can proceed.

The planning statement says: "The proposal will result in the development, which will generate employment as part of the construction process.

"The proposal, given that the site is cleared and does not contain any vegetation, will not result in any demonstrable harm to biodiversity and can be developed in such a way as to mitigate against any contribution to climate change."

At the time of writing, one Moston resident had objected to the scheme saying 10 houses is far too many for the size of the site.

The application, number 25/3115/PIP, can be viewed on the planning portal on Cheshire East Council's website.

The closing date for comments is September 30, and the application will be determined by the southern planning committee at a date yet to be decided.
