Plans to build 235 homes on land off Warmingham Lane at Middlewich have been recommended for approval.

The principle of development on the 15-hectare site was accepted in 2018 when outline permission was granted for up to 235 residential properties.

The reserved matters application from Jones Homes deals with the appearance, landscaping, layout and scale of the development and will be considered by Cheshire East's strategic planning board next Wednesday (January 31).

The proposal is for 12 one-bedroom dwellings, 38 two-bed homes, 91 three-bed houses, 77 four-bed and 17 five-bedroom houses.

The scheme would include 10 per cent affordable housing and all properties would be two storeys in height, apart from four bungalows

The planning officer's report to next week's meeting says the development will not have a detrimental impact upon residential amenity.

It continues: "The design of the proposed development has been the subject of revised plans and is now of an acceptable design."

The planning officer says the proposal is acceptable in terms of its impact upon ecology and that 'tree losses on the site have largely been accepted as part of earlier applications and those additional trees lost would be mitigated via a revised landscaping scheme'.

The report adds: "The proposed access point is acceptable and the traffic impact as part of this development has already been accepted."

Middlewich Town Council doesn't agree and has objected to the application.

The town council says no new development should take place in Middlewich without improvements to infrastructure.

Its other objections include the development will lead to more traffic which will increase congestion and impact air quality.

It also calls for a further survey on potential contaminated land.

Moston Parish Council has also objected saying, while it accepts the outline application for 235 houses was approved, the authority's original concerns about highways issues are yet to be addressed.

Twelve Middlewich residents have also written to the council to object to the scheme.

Among their many objections are concerns about the size, bulk, scale, design and form of the houses, which, they say is visually intrusive; the harm the development would cause to the character and appearance of the rural landscape and, they say, it would lead to overlooking and a loss of privacy.

The application will be considered by the strategic planning board at 10am on Wednesday, January 31, at Crewe Municipal Buildings.
